About Minara

The MINARA Matemwe project includes 12 houses (11 of them for sale). All houses will have the same area and layout. Each house will feature a fully equipped kitchen, an indoor bathroom, and an outdoor shower. Once you try a shower among banana trees, you won’t want to shower any other way! The ground floor will be dedicated to a peaceful relaxation zone, leading to a large private terrace with a pool and a small garden that you won’t have to maintain (unless you wish to). The bedroom with storage spaces and a cozy workspace will be on the first floor of the house. This floor will also have a large terrace available. The icing on the cake will be a huge separate space under a thatched roof, which can be turned into anything you desire! A second outdoor bedroom, living and social area, gym, yoga space… all in the fresh air, protected from rain and wind, with a breathtaking view!

The houses will be designed in an organic style, naturally scattered among palm and banana trees.

The resort will also include communal spaces. A larger and deeper pool for all condominium residents, social spaces, and most importantly, 2 wooden watchtowers, after which it is named. You can watch the sunrise from the first moments it rises above the turquoise ocean surface and comfortably observe the authentic village life of fishermen and seaweed gatherers, dolphins swimming by, or seagulls squawking. The resort will not lack a small shop with basic groceries, a bistro led by local chefs, and a small bar where they will gladly prepare breakfast for you or order the fruit you like.

MINARA Matemwe aims to create an amazing home according to each tenant’s preferences and wishes. Therefore, it is possible to choose from moodboards in advance, determining the style in which your house will be equipped. We will take care of everything, and you will receive a turnkey house, ready down to the last cushion, equipped with everything needed for immediate daily use and tidied up, including made-up bedsheets. All you have to do is move in.

We made a contract with a professional local painter Martin to decorate all our houses with local motives. Martins dream is to have a painting school. This way he is one step closer to his dreams and you are left with a feeling of helping local community.

Questions and Answers.

When will the resort be completed?

The planned construction will take place in 2024-2025. Construction preparations are already in full swing. We aim to build the houses all at once, so that further construction work does not disturb those already looking forward to their life in paradise. We plan to complete the entire resort, including communal areas, by the end of 2025.

What is the price of a house and what does it include?

The price of xxx,xxx USD is the same for all houses and includes a state lease of the land on which the house stands, including the garden, for 99 years. You can further manage the land and house as the owner. You may rent it out or sell it. Construction modifications and layout changes are not allowed. Zanzibar has allowed foreigners to purchase property in the country since 2018. Foreign investors are protected by law, and for strategic investment projects, property owners may benefit from certain tax advantages.

Zanzibar is considered one of the newly discovered locations with potential for interesting growth. Over the past twenty years, the number of tourists has increased fivefold. Zanzibar has its own airport with direct flights even from Prague. It is also an excellent base for exploring countries on the African continent.

What material will be used for construction?

We plan to use authentic construction methods to a large extent. Stone, a concrete foundation for the house’s frame for longevity, original thatched roofs, and plenty of beams and poles made of solid wood for stairs, terraces, and railings, stucco painting, and local furniture. Appliances of the highest quality available in the Tanzanian capital, Dar es Salaam, will be used.

Can I rent out the house?

Of course. It’s yours. We envision the resort as a refuge more for permanent living, so longer-term tenants – at least 30 days – will feel more comfortable here. This will also be beneficial for landlords, as they will not have to worry about the rapid depreciation of their investment due to frequent changes in residents. The resort will be maintained by local managers who speak Swahili and English and perhaps we will teach them Czech 😊

Where can I dine?

Each house has a fully equipped kitchen, and there is a mini-market within the resort. Breakfast or light sandwiches will be prepared for you by the staff at the bar in the pool area. Dinners are excellently prepared by several restaurants using local ingredients, fresh fish, and plenty of vegetables. The food in Zanzibar is healthy and delicious. Swahili cuisine is renowned for its blended vegetable flavors.
